Who We Are

ADL Capital Partners is a privately held middle-market real estate private equity firm focused on acquiring high-quality, well-located multifamily assets at discounts to replacement cost in high-growth markets across North Carolina. We pursue a top-down investment strategy, identifying target markets with strong demographic tailwinds and supply constraints, and strategically partner with experienced sponsors who bring proven track records and deep local market expertise.

Founder

Alex Lockhart is the Founder and Principal of ADL Capital Partners, where he is responsible for strategic partnerships, acquisitions, asset management, and capital markets. 


Alex has gained experience in asset management and investments across the U.S., Japan, and Switzerland, including time with a leading real estate private equity firm in Tokyo that has transacted on more than USD 40 billion of property.


Raised in the U.S. and U.K. and having lived and worked across three continents, Alex brings a differentiated and global perspective to the firm's investment decisions.


Alex holds a Bachelor of Science in International Economics and Management from Bocconi University in Milan, Italy. He began developing his passion for investing early, founding his high school's first investment club and later co-founding one at university.

Investment Strategy

Objective

Achieve the best risk-adjusted returns by maximizing capital appreciation and current income through the acquisition of well-located, underperforming value-add multifamily assets in high-growth markets across North Carolina.

Criteria

Deal size: $10-40M+ | Hold period: 5-7 years | 100+ units | Class: C to A- | Vintage: 1970s-2000s.

Strategy

We acquire well-located, underperforming value-add multifamily assets in high-growth markets in North Carolina and aim to capitalize on market dislocation and mispricing, while seeking to improve asset quality, occupancy, and rents through hands-on asset management.

Target Returns

6-8%+ cash-on-cash, 13-15%+ net IRR, 2.0x+ MOIC.
